Owned by Related Companies, Gateway II consists of a 40-acre site development and 600,000 SF of retail construction as well as complimentary offsite work. March was retained by Related to perform all pre-construction and construction of this project on an open book, cost plus basis with a lump sum fee.
Anchor stores consist of Shop Rite, Pier 1 Imports, TJ MAXX, Burlington Coat Factory, Sports Authority, Petco, GAP, Nordstrom Rack, JC Penny and many more.
Some highlights of the job include driving nearly 7,000 timber piles, a two-story elevated 4 bag blockhouse, performing an 18’ deep sanitary sewer connection in water and constructing a clock tower, rain garden, and a boardwalk esplanade.
Of the 600,000 SF completed, March constructed, 480,000 SF of Core and Shell, performed 120,000 SF of pad prep including the timber piles, and 120,000 SF of tenant fit-out work. This was a cost-plus contract completed by March.
